Pricing Off Property Measurements: Doors, Openers and Square Feet on the Estimate
A one-car garage and a four-bay detached shop are not the same tune-up. A townhome with one door and a commercial building with six dock doors are not the same seal job. A lot of garage door services are really priced per door or per opener, and the property record is the right place to keep those counts.
The Other Half of the Property Record
Equipment details, covered in Equipment Details on the Estimate: How the Door and Opener Carry Onto the Job, describe each piece of hardware. Measurements are the summary numbers for the whole property.
In GarageDoorBossPro, each property can hold measurements: square feet, number of doors and number of openers. Services can be priced off those measurements, so a per-door service quotes correctly for a house with one door or three.
Which Services Fit Per-Door Pricing
Not every service should follow a measurement. A spring replacement is about one door's springs. But many services naturally scale with the property:
- Yearly tune-up, priced per door, with openers counted separately if you price them that way.
- Weatherstripping and bottom seal, per door.
- Lubrication and hardware service, per door.
- Commercial door maintenance visits, per door on a building with many openings.
- Opener service, per opener.
Decide which of your services are per door, per opener, or flat, and set them up that way on the service list.
Square Feet Has Its Uses
Square feet is less common in garage door pricing, but some companies find it useful for commercial buildings or for large detached shops where the work is driven by the size of the space. If it does not fit your pricing, leave it blank. It is there if you want it, not a requirement.
Getting the Counts Right
Per-door pricing is only as good as the counts on the property. A few ways to keep them accurate:
- Ask on the first call. “How many garage doors and openers do you have?” is a quick question when booking.
- Confirm on the first visit. The tech sees the garage. If the count is wrong, it gets corrected on the job.
- Use the equipment list. If every door and opener is saved on the house, the counts should match it.
- CSV import. If you are moving from spreadsheets, you can bring property data in with a CSV import. Imported addresses are placed on the map automatically.
How It Shows on the Estimate
When an estimate includes a per-door service, the line reflects the count. A tune-up for a house with two doors and two openers reads differently from a single-door townhome, and the customer can see why. Clear service names help: “Yearly Tune-Up (per door)” tells the customer how the price was built.
If the count on a given quote looks wrong, adjust the quantity on the line and update the property so the next quote is right.
Measurements and Tune-Up Plans
Yearly tune-up plans are recurring work set by minimum days between visits, typically 365 for a yearly plan. When a plan is priced per door, the property counts drive what the customer pays each year. Customers can also sign up for services and pricing, such as a yearly tune-up plan, through the customer app.
Commercial door maintenance works the same way, often on a shorter schedule, such as every 90 days. A building with many doors gets a price that matches its size, and each visit lands on the Waiting List when it comes due. Quoting a tune-up plan alongside a repair has its own guide: Quoting a Yearly Tune-Up Plan Alongside the Repair.
Property Managers and Many Addresses
Measurements really pay off on accounts with many properties. A property manager or HOA may have dozens of addresses under one client, each with its own door count. Per-door services price each address correctly without the office counting doors on a spreadsheet. With monthly account billing, the account gets one statement covering every address, with each line labeled by address.
A quick check before sending any per-door quote: glance at the equipment list on the house and make sure the door count agrees with it. If the house shows two garage doors but the measurement says one, fix whichever is wrong before the customer sees the price.
Write It Down Once
The point of measurements on the property is the same as the point of a service list: decide once, write it down, and stop working it out from memory every time. When the doors and openers are counted on the house, per-door prices quote themselves and the customer sees a number that makes sense for their garage.
